Niets is minder waar! De Monitor Winkelleegstand van onderzoeksbureau Locatus toont ons dat het aantal leegstaande winkelpanden vorig jaar juist is gedaald met 1.760. In januari 2022 waren er 14.482 lege winkels en in december 2022 nog 12.722. Ook in 2021 was al een daling te zien ondanks de weerslag van corona op de detailhandel. Steeds vaker worden winkelpanden omgetoverd tot woningen. Dit zien we ook terug in de NextBI database. Winkelpanden waren altijd meer waard dan woningen. Maar omdat de vraag naar winkelvastgoed afnam door toenemende online concurrenten, daalde daarmee ook de waarde. Vooral energie intensieve sectoren hebben veel last van de hoge energieprijs. Kijken we naar de cijfers in de database van NextBI, dan zien we in het segment detailhandel voornamelijk bij de bakkers opvallende wijzigingen wanneer we 2022 vergelijken met 2020. Er zijn in 2022 minder starters in deze branche in vergelijking tot 2020. Maar voornamelijk het fors toegenomen aantal bakkers met het kenmerk &#8216;inactief&#8217; of &#8216;failliet&#8217; in 2022 ten opzichte van 2020, geeft aan dat zij veel last hebben van de hoge energieprijs. In 2020 zijn er 520 bakkers met hun activiteiten gestopt wat in 2022, 608 keer het geval was. Dat is een stijging van 17%. Het aantal faillissementen onder bakkers was in 2020, 13 en in 2022 maar liefst 56. Het aantal startende winkels in brood en banket lag in 2022 39% lager dan in 2020. Al in september 2022 trokken meerdere ondernemersorganisaties bij de overheid aan de bel. In november 2022 kwam het kabinet met de Tegemoetkoming Energie Kosten (TEK) als oplossing voor de ondernemers in het MKB die veel energie gebruiken. De ondernemers die minstens 7 procent van de omzet aan energie kwijt zijn, krijgen de helft van de gestegen energiekosten vergoed boven een vastgestelde drempelprijs. Helaas kwam de TEK voor veel ondernemers te laat. Bedenk dat we al sinds het laatste kwartaal van 2021 te maken hebben met sterke prijsstijgingen voor energie, zowel van de variabele tarieven als van energiecontracten. Dit was ook in het eerste halfjaar van 2022 het geval. Vanaf augustus 2022 is echter een stijgende lijn te zien. Het aantal faillissementen ligt inmiddels op het hoogste peil sinds afgelopen 2 jaar. We verwachten dat deze stijging in 2023 zal doorzetten. De hoge energieprijzen spelen hierin mogelijk een rol. Daarnaast stopt de coronasteun die er was vanuit de overheid. De meeste bedrijven deden een beroep op de Tijdelijke overbruggingsregeling zelfstandig ondernemers (Tozo), die vooral gericht was op kleine zelfstandig ondernemers. Andere regelingen waren uitstel van belastingbetaling, een vastelastenregeling (TOGS of TVL) en de Tijdelijke Noodmaatregel Overbrugging voor Werkgelegenheid (NOW). Veel ondernemingen die afhankelijk waren van deze steun, zullen dit jaar mogelijk alsnog in de problemen komen. Ondernemers moeten bovendien de belastingschulden die ontstaan zijn door bijzonder uitstel van betaling, sinds oktober 2022 terugbetalen. Het toenemende aantal faillissementen kan onder andere leiden tot meer winkelleegstand en lege kantoorpanden. Omdat er in Nederland nog altijd een tekort is van 300.000 woningen, gaan we hoogstwaarschijnlijk nog veel wijzigingen in pandfuncties zien dit jaar.[\/split_line_heading][\/vc_column_inner][\/vc_row_inner][vc_row_inner column_margin=&#8221;default&#8221;
